Own a home in West Mississauga’s Churchill Meadows? If you don’t, you’re going to wish you did. Though average home prices have risen steadily across the province in the last few years, the increase has been dramatic in Churchill Meadows: average prices for detached homes have increased by 60 percent and averages price for semi-detached and townhomes have increased by 74 percent in the last four years.
One of the main reasons why people are flocking to Churchill Meadows? It’s very attractive to young families, says Riaz Ghani, one of RE/MAX’s top home agents in Canada.
As one of the newest communities in Mississauga, the homes are relatively new (most were built after 2005). The homes are generally large, perfect for big and growing families (81 percent of the population is made up of families with children). There are plenty of parks and schools, including two of the top ranked elementary schools in Mississauga. It’s a short five minute drive to highways 403 and 407 and the Erin Mills Town Centre and a 10 minute drive to the Go Station and Credit Valley Hospital.
With a wide range of housing types available, the demographics of the community are very mixed, from young families in condominium-stacked townhomes to multi-generational families in large detached homes. About 48 percent of homes are detached and 36 percent are semi-detached and townhomes.
In Churchill Meadows, people don’t just use main streets to travel from point A to point B. A good portion of the population also lives on these streets. Almost all main streets are also lined with medium-density townhomes and low-rise condos, says Riaz Ghani.
But it’s not just the housing types that are diverse in Churchill Meadows. The community itself is also quite diverse. Dominant languages include English (69 percent), Urdu (10 percent), Arabic (nine percent) and Mandarin (six percent).
Given all of this, it’s no surprise Churchill Meadows is one of the fastest growing and one of the most sought after neighbourhoods in Mississauga, says Ghani.
If any of this sounds appealing, it’s not too late to get in on the action, says Riaz Ghani. “We believe the price growth will continue,” he says. Prices have steadily risen by an average of 19 percent per year and that trend should continue for the foreseeable future.
Though prices are increasing, Churchill Meadows is still very affordable in terms of bang for your buck when you consider house sizes.
